SOLO on Chestnut — Move-Out Resources & Instructions

To help make your move-out process smooth and stress-free, please review the following steps and requirements. Completing each item ensures a timely inspection, accurate final account statement, and the prompt return of your security deposit.

1. Schedule Your Move-Out Inspection (If Applicable)

Please schedule an inspection of your unit approximately two weeks before your move-out date.
This helps us identify any items that may need attention prior to final move-out.

2. Complete Your Move-Out Cleaning

Your unit must be cleaned thoroughly to avoid cleaning charges. Please ensure the following:

Kitchen & Bathroom

  • Wipe cabinets, counters, and tiles

  • Clean tub/shower, sinks, toilets, and fixtures

  • Clean the stove, fridge, microwave, and other appliances

  • Sweep and mop all floors

Living Areas & Entryway

  • Sweep, mop, and dust all surfaces

  • Wipe baseboards and interior doors where needed

Washer/Dryer

  • Remove all lint from the lint trap

  • Clean the area around/under the unit

3. Remove All Personal Items

Please make sure your apartment is completely emptied. This includes:

  • All personal belongings

  • Any custom items installed after move-in (custom shelves, additional fixtures, window treatments, etc.)

Failure to remove items may result in disposal fees.

4. Patch and Repair Wall Damage

  • Remove all nails, screws, hooks, and adhesives

  • Patch/spackle any holes left behind

  • Wipe away any residue or marks if possible

5. Proper Trash Disposal

All household trash must be taken to the designated trash containers.

Important:
We do not dispose of bulk items such as:

  • Mattresses

  • Furniture pieces

  • Large boxes

  • Oversized trash

Bulk items left in the apartment, hallway, trash room, or outside the building will result in a minimum $250 removal fee, deducted from your security deposit.

6. Confirm All Payments Are Submitted

Please log in to your Resident Portal and confirm:

  • All rent charges are paid

  • All utility charges are paid

  • No outstanding balances remain

7. Complete the Key Return Form & Return All Keys, Fobs & Parking Permits

All residents must fill out the Key Return Form, available at:

  • The Front Desk and The Leasing Office

This form includes your forwarding address, which is required to send your Statement of Deposit.

All of the following must be returned at move-out:

  • Apartment key(s)

  • Mailbox key

  • Key fob(s)

  • Parking permit (if applicable)

8. Final Account Statement & Deposit Return

Your final account statement and security deposit refund (if applicable) will be issued within 30 days of your lease end date.
